The proposal to include zoning for the additional 5 acres and full engineering and platting for the entire +/-22 acres.

Currently, the PUD allows for min 3,000 square foot lots on the 16 acres.  The 16 acres nets out to 9.8 acres that is usable for actual lots once you take out the creek and flood areas.  That equates to +/-75 lots on the 16 acres.  On the additional 5 acres, if we get the same approved 3,000 foot lots then there will be an additional 30 lots and if the zoning is straight R-1 about 22 more lots.  Therefore, the total lot count is between 105 and 96 lots in total on the 22 acres.
