1250 Trumansburg Road, Ithaca, NY 14850

This West Hill property offers a unique development opportunity with its two parcels on Trumansburg Road overlooking Cayuga Lake to the East. The first parcel is 1.2 acres and features a 2,536sqft single family home connected to municipal services, selling "as-is".

The second parcel is 28.86 acres of prime vacant land ready for development. Identified by the Town of Ithaca's New Neighborhood Code (chapter 272), this site presents an exciting opportunity for a mix of housing and is well suited for development with the support of the Town of Ithaca.

Both parcels are zoned as Medium Density Residential, consistent with surrounding properties on the west side of Trumansburg Road. The adjacent lot sold to a local developer in 2016 and two lots across West Hill Drive were approved for Multiple Residence zoning prior to development.

Given the property's inclusion in Ithaca's Comprehensive Plan, rezoning these parcels may be possible. With proximity to municipal services, a location on a bus line, and being across from Cayuga Medical Center, this is a prime location for development. Don't miss out on this exciting opportunity!
