Allowed to be converted to an office with ARB approval 1983, permits in 1984. Public records show structure was built in 1895 with indication of updating in 1950. Office can be used as a duplex with separate PG&E meters for both upper and lower unit. With two separate forced heating units on natural gas and forced air using PG&E for each each floor.

The top floor has a separate small kitchen area and 1/2 bath and downstairs is a 1/2 bath (sink & toilet) yet also has non-functional area that had a shower at one time. High traffic count on Esplanade and located close to Chico High School, Downtown Chico and Enloe Hospital.
