13607 Ridge Ln, Macdoel, CA 96058

Investor's special in the town of Tennant - a 1922 cottage offering 898 sf with 2 bedrooms, 1 bath, living room, kitchen, plus a bonus utility/laundry room and an enclosed porch addition. Situated on an irregular 0.19-acre lot (approx. 145' x 124' x 65'), with metal roofing, T-111 exterior siding, and a brick chimney/fireplace in the living room.

Community water and sewer. Sold strictly AS-IS, cash offers only. This property currently has no active electrical service, and the condition of the electrical, plumbing, and water/sewer hookups at the house has not been verified - buyers should plan for significant systems work.

Foundation and rear addition permit history could not be confirmed through Siskiyou County records. The property's own prior arm's-length sale occurred in 2022 for $34,000 in similar as-is condition, offering some context for pricing. A rare opportunity for a hands-on investor, contractor, or buyer with vision to bring this classic Tennant-area cottage back to life.
