Silver Oaks Mobile Home Park offers an exceptional investment and development opportunity on approximately 9.89 acres with a grandfathered mobile home park use. The property is currently approved for 38 mobile home sites and is improved with 11 mobile homes and one single-family residence currently generating income.
Ideally located on the north side of Lewes-Georgetown Highway, just east of Route 30 (Gravel Hill Road), the property benefits from excellent access and a desirable Sussex County location. The owner has recently submitted an amended site plan for 34 mobile home lots, which has received Preliminary Approval from Sussex County Planning & Zoning.
The project has entered the engineering phase toward final approvals, including reviews and approvals from DelDOT, the State Fire Marshal's Office, the Sussex Conservation District, DNREC, and Artesian Water & Sewer. AR zoning allows for two units per acre, providing future development flexibility.
Public utilities are readily available, with water and sewer service, including an 8-inch force main operated by Artesian Resources Corporation, located adjacent to the property. This property is being offered in "As Is" condition, presenting an outstanding opportunity for investors, developers, and operators seeking a mobile home community with significant entitlement progress already underway.
Buyers are encouraged to review Title 25 of the Delaware Landlord/Tenant Act for Manufactured Home Communities regarding ownership and operational requirements.
