Here is a beautiful 99 Acres +/- of land in Decatur County, Iowa, being offered for sale as a split parcel off of a larger 242 acre farm, final acreage subject to completed survey prior to sale closing. The property has a nice mix of timber and pasture, multiple paddocks for cattle grazing, pasture and crp income, acres that could potentially be co
nverted into tillable for more income, and hasn't been hunted for Whitetail Bucks in 28 years (all trail camera photos are from Summer, 2026 and buck racks are deadheads picked up by the landowner over the years on the property)! Decatur has a reputation for trophy bucks, and this property has high quality habitat on it, with a mix of uplands and b
ottomlands, diversity of trees, numerous locations for hidden food plots or standing corn and beans for Winter deer food, gravel road access from the south and B level road access from the north, and huntable with any wind direction! Opportunity to build a weekend hunting/getaway cabin with services on the north side, or an off-grid/solar powered cabin on the south side.
Rural water is at the road on the north side and electric is already on the property on the north side. Situated in the country but only 3.5 miles from I-35 and 7 miles from Lamoni, there is a lot to love about this property. Call to set up your own private showing! Showings by Appointment Only.
