A 1.12-acre parcel on a quiet, tree-lined stretch of Grant Valley Road in Tuxedo Park, with the Cherokee Town and Country Club a short walk away and Buckhead Village in easy reach. The Atlanta History Center, the St. Regis, and world-class shopping and dining are close by, a rare blend of complete privacy and convenience.
The land has signficant history. It was once part of the working farm behind the Grant family's home, now the Cherokee Town and Country Club. Passed down through generations, it is the last Grant family lot never built on. Much of the groundwork is done.
Years of stream-buffer engineering and environmental review are complete, with active City of Atlanta and Georgia EPD approvals for a bridge crossing and a private driveway to the building site. Granted specifically for this lot, these approvals remain valid for a new home design as long as the crossing is constructed as approved.
A complete set of drawings for a custom residence has passed City Building and Zoning reviews. The plans can be resubmitted, customized, or set aside for a new architect and a different vision. Under R-3 single-family zoning in South Tuxedo Park, the lot leaves room for a pool and terrace well under the city's coverage limit. Imagine building the perfect home right in the heart of Buckhead's Tuxedo Park neighborhood. Dreams can come true!
