34 Duncan Road, Klamath, CA 95548

Beautiful residential lot with awesome views and access to the creek. It is somewhat overgrown presently. It is on the creek and has an approximately 840 sq.ft. shop building on a concrete slab. The building is in disrepair needing roof repairs, windows and some siding replaced.

The slab is great and has large sliding doors at both ends. Community water on the parcel is $200 / year. Needs a septic but there is a recent perk test for a standard system. Power pole is on the corner of the property. Parcel is fenced next to the Community park on one side and Hunter Creek is on the other side.

Great location to raise a family or retire. Ready to place a manufactured home or build. Lee Tromble Engineering has done a site elevation, perk test / soils analysis for a residence. There is an additional approx. 10 x 10 concrete slab for a patio or storage building placement. Property needs upkeep and improvement, but what a find with the location and potential.
