Wooded one and a half acre vacant building lot for sale located on #47 Bodle Road Exeter Township Luzerne County PA with approximately 120' of road frontage. Interested buyers will have to perform the following to buy and then build on the lot: 1.) Hire and pay a surveyor to establish the lot for compliance as a non-conforming lot and then have it surveyed for a one-and-a-half-acre lot per township and county building requirements.

Owner must be involved to establish the exact property line corners pins. The cost of the surveyor should be minimal for I already have the South side of the lot already surveyed with two existing iron pins in the ground - please let us discuss or do a visual on the lot.

I have an estimated quote of $4k already by a contractor. 2.) Hire and pay a contractor to perform several perk test holes to establish the layout for a sewer system for the location of the home. 3.) Once surveyed the surveyor will submit the survey and home building perk layout to Exeter Township and Luzerne County Planning Commission for building lot approval.

4.) Subdivision costs inclusive of 1.) through 3.) above can vary from $5,000 to $10,000. If a buyer submits a full list price offer for the lot, seller is willing to split the costs of the surveying to be reimbursed to the buyer at closing. All reimbursement terms would be established signed by buyer and seller on the sales contract.
