The property has undergone major renovations, resulting in an attractive, fully improved dining space. Improvements include a new bar featuring backlit quartzite, an additional 11-foot kitchen hood bringing the total hood length to approximately 27 feet, new wood flooring replacing the previous concrete floors, ceiling-mounted acoustic panels to reduce noise, a transparent glass wine cellar, extensive electrical and lighting upgrades, and a new audio system. The patio overlooks Adriatica Lake, offering an exceptional waterfront setting that may be unmatched by any other restaurant location in Collin County. Ideally positioned near Stonebridge Ranch, Frisco and Prosper, the property is surrounded by some of the region's most desirable and well-populated communities and benefits from a strong regional dining and entertainment customer base. The restaurant opened in May 2026 with a five-year lease, an additional five-year renewal option and annual rent increases. With a tenant already in place, personal guarantees from all three restaurant partners and a truly unique location and view, this property presents an outstanding opportunity for an investor seeking an income-producing commercial asset in the heart of Adriatica Village.
