691 Sanicula Rd, Mad River, CA 95552

This 13.38 acre property offers a unique blend of open glade meadows, woodland, and multiple large, level flats that provide excellent potential for future building sites. Existing greenhouses occupy several of the flats, offering flexibility for continued use or future development.

Tucked among the trees is a charming non-conforming cabin, a cozy spot for weekend getaways, summer stays, or enjoying the surrounding outdoors. The cabin is served by generator power, with water currently supplied from Mad River, which borders the property.

Permitted septic is already installed. A separate outbuilding provides convenient storage for tools, equipment, recreational gear, or personal belongings. Enjoy the peaceful setting, river frontage, open meadows, and wooded areas while still being just approximately 15 minutes from Ruth Lake and Dinsmore. Whether you're looking for a recreational retreat, a place to build, or a private getaway surrounded by nature, this property offers plenty of possibilities.
