700 E Parmenter, Lamar, CO 81052

Residential lot ready for improvement! This site was recently changed to R-2, Residential District. This new zoning change offers investors multiple options for new residential improvements. City utilities are available. The property is in close proximity to Walmart, Big R, local eating establishments and other commercial amenities.

New potential residential developments would include: single-family, two-, three- and four-unit buildings, UBC and HUD-approved manufactured homes. There are a variety of other potential uses within the R-2 zoning district. This is an excellent opportunity for investors or for someone looking for that oversized lot to place their new home. Given the lack of good quality available rental housing in Lamar, this property offers a chance to capitalize on that market segment.
