Room for the house, the garage, AND the backyard you actually wanted. Most new-build lots make you choose. Not this one. At 16,988 square feet, there's space for the floor plan you've been sketching on a napkin for two years, the shop-style garage, and still enough yard left for a fire pit, a swing set, and a dog that likes to run.
Behind it, open Clinton County farm ground, the kind of view that doesn't get built out overnight. Northtowne Estates is fully improved and ready to build. Village water, sewer, and utilities are already at the street. Concrete streets, sidewalks, and streetlights are in and the neighborhood is already occupied, so you're building alongside finished homes instead of staring at a dirt lot for three years.
Recorded covenants keep the standard high, minimum square footage, 80% masonry fronts, architectural shingles, two-car garages at minimum, no modular construction, no above-ground pools. Protection for you, and for the money you're about to put in the ground. Neighboring lots are available and can be purchased together and combined for buyers who want a larger homesite. New Baden sits an easy shot from Highway 50 and Scott AFB, and improved lots here move.
