Welcome to Chill House- one of the most picturesque properties the VERY popular Kerhonkson, NY has to offer! Nearly 20 acres of magical / extremely varied land that has it all: privacy, meadows, deep swimming pond, forest, sweeping views of the Catskills, a main house and guest quarters.

The home- originally built in 1990- and has been thoroughly, as well as thoughtfully, refreshed to ring in more decades of enjoyment as a wonderful getaway from the madding crowd, or as a private home that isn't far from amenities for full time living.

The owners have enjoyed it often and when they are not using it, Chill House has been a very successful Airbnb with options: rent out the main house or the guest quarters, or the entire compound as it can accommodate up to 12 people. A very spacious great room w/ soaring ceilings with a fireplace front and center, and incredible views of the Catskills in the distance.

There is a spacious dining/kitchen area behind the fireplace. The primary ensuite bedroom is in one wing, and the other 2 main floor bedrooms are in the opposite wing w/ a full bath. There is a whimsical spiral staircase that leads to an upstairs loft, currently used as the movie/music room.

The land offers all kinds of activities for buyers who are outdoor enthusiasts or simply chill specialists: The spacious deck is like audience seating to the views of the land, pond, and Catskills beyond. The level front meadow is perfect for volleyball, croquet, Ultimate Frisbee, and other lawn games.

It even offers ample space to install a pickleball or tennis court. The deep swimming pond is ready for action: swimming, kayaking or just plain floating on a raft in peace and solitude. There is a nice dock for cocktail hour and/or sunsets. There are a few plum and peach trees peppered about between the home and the pond.

The back forest has logging trails and one could carve out a great cross country ski loop in the meadows and into the back woods. After all outdoor or indoor activities... there is a massage/sauna room as well as a gym that can hold many pieces of gym equipment, as well as accommodation space for yoga.

The guest house is a few steps away through a stone wall opening and has a separate entrance to a staircase, leading to light -filled spacious apartment with two bedrooms, full bath, kitchen and sitting area w/ a sunny east facing balcony for morning coffee. The large garage is below the apt w/ 12' ceilings. It 'L's off in back for ample storage and/or shop or art studio space. Between the guest house and the pond is a lovely fire pit under the trees.
