Fredonia Gulch Rd lot: 0, Blue River, CO 80424

Two privately situated parcels when combined equal 5 acres. Oriented to the west mountain range, the property is bordered by National Forest on the east and Aspen View Subdivision on the west. This property is not in a subdivision. The most coveted feature is the Fredonia Gulch stream which cascades through the property.

Accented by Massive Spruce Trees this peaceful setting elevates the senses and creates an almost mystical, story book experience. A private driveway will need to be constructed with access most likely through an easement off of Davis Ct in the Aspen View Subdivision and further utilizing an existing jeep trail that goes by the northern boundary line of the property.

One of the photos illustrates a possible location for a home on the north side of the stream. A well will need to be drilled to provide domestic water. The current owner has applied for a well permit. Sewer, natural gas and electricity will most likely be obtained via the same access easement off Davis Ct.
