Conveniently located in the Town of Saugerties, this larger acreage parcel offers a variety of potential uses and opportunities. Whether you've dreamed of building a vacation retreat or a full-time residence, the property provides ample space to enjoy the outdoors and the surrounding natural setting.
Located directly across from the HITS-on-the-Hudson showgrounds and just minutes from the Cantine Memorial Complex and the Hudson River, the area offers year-round recreation, community events, and seasonal attractions. According to the Ulster County Parcel Viewer and the NYS DEC Resource Mapper, portions of the northeast corner of the property contain wetlands, and some areas near the Sawyer Kill fall within the floodplain.
A recent site visit by a local surveyor indicated that additional portions of the property may also be classified as wetlands. Based on those findings, approximately 5 acres in the southwest corner may offer the best potential for a future building site on higher, drier ground.
Buyers are encouraged to contact the NYS DEC and the Army Corps of Engineers for additional information regarding potential land use and permitting requirements. The property features gentle terrain, mountain views, approximately 2,200 feet of road frontage, and more than 1,500 feet of frontage along the Sawyer Kill, a tributary of the Hudson River.
The Town of Saugerties permits short-term rentals with the appropriate approvals and permits. For equestrian enthusiasts and visitors to the local show circuit, this property may present an opportunity to build a personal retreat while also exploring seasonal rental potential during the winter months, with several ski destinations located within a reasonable drive.
