Sphinx Mountain Sub. lot: 70, Cameron, MT 59720

Sphinx Lot 70 is one of the prime lots on the lower level, with easy access to the river, great views and power available a few lots away. Neighbor's off-grid whole-house system cost $40K. The well on adjoining lot to the south is 140' deep with 15 GPM.

Sphinx subdivision has covenants but no HOA at this time. Property owners could vote to create one in the future. At this time, property owners would be responsible for road maintenance and noxious weed spraying. Sphinx lots are all 20+ acres and may not be further split.

Covenants require at least 1,200 SF of living space, no modular/mfg. homes and no more than 7 acres may be permanently fenced, to allow free range of wildlife. Sphinx is located in the middle of the Madison Valley with abundant access to great recreational opportunities in the many mountains, rivers, lakes & public lands, just 15 miles S of Ennis & approximately 1-1/2 hours to the Bozeman AP & to Yellowstone National Park.

Lot 70 is on the lower level, below the bench with unobstructed views to the S, W & NW and a partial view of the Madison Range to the SE. Walk or 4-wheel down, through BLM land to the river for fishing on the world-famous Madison River! A great place for that Montana "dream" fishing cabin or a nice vacation home, or even year-around living for the adventurous!
