This ranch has been currently used as a pasture ranch for the last several years. Water rights on Soldier and Daniels Creeks. The infrastructure on the irrigation ditches and pond that held water to run the hand lines is in need of repair. The ditches to flood the meadow grasses need to be put back so water can irrigate the meadow.

Meadow grasses are native and need to be farmed and maintained. Perimeter fences are intact; the interior fences have not been maintained. A year-round pond, spring-fed, is used for livestock water and is located in the middle of the ranch. Two pole hay barns are in good condition, along with two older livestock barns; corrals need help.

A cinder block hog barn and wooden farrowing barn with miscellaneous outbuildings were part of a hog raising operation years back. A two-bedroom, one loft bedroom divided, and one bath, 1,364 square feet are in the main house with a separate one-bedroom, one-bath cottage near the main house. Great old fruit orchard when the blossoms do not freeze. Basically, this ranch has not been maintained by the lessee and the owner is absentee.
